Our client’s company acquires large land plots, plans and sections them for individual housing development, and sells them as fully planned settlements.
One of their latest projects is a new residential community within the existing town of Kosshy, located 12 km from Astana. Their previous targeting ad contractor had hit a ceiling in terms of both lead cost and volume, so we were brought in to breathe new life into the advertising campaigns.

Testing offers & creative concepts
First, we jump-started the ad channel with fresh ideas. We experimented with multiple formats: native images, videos, 3D renders, and real-life photos & videos featuring people.
Leveraging Midjourney for Visuals
Our tests revealed an important insight: people responded better to 3D renders than to real-life images—likely because they were buying into a dream, not just a house.
So, we used AI to generate visually appealing settlements and houses. This approach allowed us to scale production of high-quality banner ads at a low cost, enabling us to increase daily spend up to $100 per day.
A top-performing creative was the one with a river instead of a road. No wonder.
Auction stabilization
Once we had winning creatives, all that was left was to let Facebook’s algorithm do its job—without overloading the campaign budget. Smooth and steady spending keeps lead prices low.
Results
